If you have a very specific idea of what your dream home looks like, working with a custom builder might be the right choice for you. Other advantages include having the ability to build a home that meets the latest quality standards for energy efficiency, heating and cooling, ventilation and air filtration, and insulation. But how do you go about selecting a custom home builder?

Identify Potential Home Builders

Ask your local home builder’s association for a list of area builders. From there, talk to your neighbors and friends about their building experiences. Local Facebook groups can also provide some good insight about builders in your area. Be sure to check each builder’s online reviews as they can provide valuable insight about the quality of their work.

Create a List of Questions

It’s important to note that not all builders are created equal. Once you’ve narrowed down your list to three or four reputable builders, create a list of questions. It’s essential to get to know your builder before signing a contract. Here are some great questions to start with:

  • How long have you been in business?
  • Do you have references or testimonials?
  • What is your relationship with your subcontractors and how long have they been in business?
  • Will I have a designated, accessible project manager to communicate with?
  • Do you have an in-house architect or should I provide one of my own?
  • Does your team provide 3-D design plans?
  • Do you provide all of your own custom woodworking?
  • Does the price include landscaping?

Should you buy your land before or after selecting a builder? There are advantages to choosing a builder before you buy your land.  Why? Because the topography of your land could place limitations on your home’s construction. For example, it might not be possible to have a walk out basement with some properties.

Go with Your Instincts

Building a home is a process involving a lot of communicating and collaborative decision making. Make sure you feel a sense of trust with your builder and are comfortable asking questions. If you don’t, you haven’t found the right one.

Decide What Type of Home You Want

Traditional, rustic, modern—or something else? When working with a custom builder, you can have virtually any type of home you want. Your builder will bring your vision to life, assisting you with the details—including luxury upgrades and architectural design—that make your home uniquely yours.
